You may remember my earlier posts about how my family enjoys rehabilitating (or flipping) homes. We have owned 5 homes so far and can’t wait to purchase our next one—in due time. Everyone in the family seems to have a special interest and something they are all good at when it comes to the remodeling process. I have to say that with 5 boys we definitely get the demolition done quickly! (Although it’s not always a good thing when your, then 2 year old, takes a hammer to the new flooring in your own home after helping remove flooring in the investment home—yikes!)
Speaking of flooring…that is one thing that seems to make a huge difference in a home. We don’t take this lightly and definitely don’t want to put cheap (and by cheap I don’t mean inexpensive) flooring in for the new owners. When our name is on the sign in the yard, we want to make sure that our new buyer is getting the best. If it’s not something we would put into our own home then it’s not going into the investment home…period.
Being that I have 5 children, and you never know if the buyer is going to have children or pets or anything else, we want to make sure that we put down a flooring that is going to be great even with a lot of activity and wear and tear. It’s important to choose flooring that can withstand the everyday abuse from kids, pets and even just a lot of traffic in and out. While I look for a durable floor, I’m also going to look for something that is attractive and goes well with the rest of the design I have implemented throughout the home.
I also like to switch up the flooring throughout the house. While some homes are great with mostly carpet, I often like to add other materials into the home, such as hardwood, tile and maybe even linoleum (depending on the space). With that being said, you will definitely find carpet in every home that we remodel because it is so cozy and inviting. Carpet is also great for those with children as it provides cushion to help prevent injury from falls, and also provides a soft and comfortable place for the children to crawl, run and play. When shopping for carpet I like to look at brands that are known for durability and style. Brands like Downs®, Resista® and Stainmaster® are all extremely durable, and come in a slew of beautiful options.
As for hardwood floors, I like to put those in spaces such as the dining room or even the kitchen. Hardwood is extremely durable and can withstand a good bit of wear and tear from even the roughest of children. It can be expensive (we like to watch for sales), but the longevity of it far outweighs the cost.
My hope for the coming year is to convince my husband that our kitchen and family room need a new flooring overhaul. While our flooring is working for the space for now, it has definitely seen it’s better days and a new floor could definitely improve the space. Little things, like changing the flooring can really make a huge difference, even in a small space.
